Options

So my wife and I sit here today after a 3rd open house pondering on a why we cant sell this house. We wonder what can we do what options do we have? So far the following has happened:
Open House 1 - 4 families came by, 1 offer was made way to low for even a short sale, offer was rejected and we move on.
Open House 2 - No one came
Realtor comes by with interested party, they can make an offer but are not sure will get back to us they have not.
Open House 3 - No one came
Our options with the sale are as follows:
1. Pretty much give the house away (low undersell) and pay the back the remainder to our bank.
2. Stick to our guns and not drop any further and wait it all out.
3. take house of the market and try again at a later time.
All these options have there good’s and bads option 1 is good in the way that the house will be gone and no more mortgage payments, but the remainder is still there. Option 2 we wait and see what happens, we continue to pay a house payment that we can no longer afford is the bad but the good is not giving up. Option 3 take house off market, pretty much allows us to put a foot in the grave. What to do? Any thoughts? Video comments or written are gratefully accepted.

Another option that you may consider is a “short sell without recourse”. That basically means that the bank won’t come after you for the difference between the amount sold and what you owe. Check out Dave Ramsey’s website and show for some great advice: http://daveramsey.com I’ve been following him for a few months now.
